Design-build focuses on combining the design, permit and construction in order to simplify the conventional design-bid-build. This does shorten the time it takes to complete the process of creating construction documents, acquiring building and other permits and construction. A design-build team will strive to bring together design and construction professionals in a collaborative environment to complete these tasks simultaneously. The advantage to the client in using this process is usually a price guarantee. The disadvantage is the client looses some control over subcontractor selection and the budget will control the project rather than the project controlling the budget. Many large construction companies retain their own in-house architectural staff. Others associate with outside architectural firms such as MBA.
